Follow these tips for upsizing and find your family’s dream home!

Break down your minimum number of rooms

Anytime you’re searching for a new house, whether you’re looking online or getting listings from your realtor, it helps significantly to know the bare minimum you’re looking for when it comes to total rooms.  Once you know who many bedrooms, bathrooms, and living spaces you need, you can narrow your search down to exactly what you’re looking for.  When narrowing your options down, it’s important to remember to search by the absolute fewest rooms you’re willing to live with, in order to ensure you don’t miss out on potential houses.

Aside from bedrooms and bathrooms, you should also make sure you know what amenities you’re looking for and what you aren’t interested in.  With the notion of larger homes also comes the chance for specialty rooms.  For instance, if you stumble upon a custom-built house that has a room designed specifically to be a home theater, but that isn’t something you’re interested in, make sure it’s feasible to transform the room into something better suited for your family.

Think about total square footage

When you say you want to upsize, make sure you know exactly what that means for you.  Are you just looking for more rooms?  Or are you truly hoping for a larger amount of square footage?  When looking at a home online, it’s important to remember that both space and size can be deceiving.  If you’re hoping for more space in a new home, make sure you’re looking at specific dimensions and floorplans.  There is nothing worse than space that can’t be properly utilized!  It should also be noted that, just because a house has the right number of bedrooms, it doesn’t mean that each room is the size you’re hoping for.

Make sure there’s adequate closet space

There’s nothing worse than moving all of your belongings into a new house and realizing there isn’t nearly enough closet space!

Don’t forget about the yard

Most often, it’s assumed that larger houses come with larger yards.  While this makes sense, it is not always the case.  If you’re looking for more room for the kids, the dogs, and your family to generally enjoy themselves more, make sure to let your realtor know from the beginning.  After all, the size of the property can’t be altered after you’ve closed!

Think twice before compromising on location

While the thought of a bigger house might sound appealing, or even necessary, remember to take into consideration the neighborhood and community in which you already are living.  If you’re not willing to give up neighborhood luxuries such as restaurants, parks within walking distance, and your children’s schools, you should begin your search by narrowing it down to potential houses in your community.

Know just how much money you’re working with

While the thought of “bigger is better” is always intriguing, you’ll want to make sure your finances are in order, so you’ll know just how much you can afford and what a realistic mortgage is for you.  While bigger might be better, it’s also almost always more expensive.

Whether you’re looking for the oversized yard of your dreams, or a master suite built for a king, good luck on your house hunt!  Once you have all of your priorities written down and ordered by importance, you’re ready to find the perfect house that your family has been looking for!
