A Homeowner’s Net Worth Is Greater Than A Renter’s

by Robert Washburn

Every few years the Federal Reserve does a survey in which they collect data across all economic and social groups. The latest survey reports that a homeowner's net worth is 36 times greater than that of a renters! The fact is that when you own a home, it's a form of 'forced savings.' So when you pay your mortgage, you are contributing to your network so that means every time you pay your rent you're contributing to your landlord's net worth.

According to the national housing pulse survey from NAR, it reveals that 84% of consumers believe that purchasing a home is a good financial decision.

William E. Brown comments:
“Despite the growing concern over affordable housing, this survey makes it clear that a strong majority still believe in homeownership and aspire to own a home of their own. Building equity, wanting a stable and safe environment, and having the freedom to choose their neighborhood remain the top reasons to own a home.”

Getting Pre-Approved Should Always Be Your First Step

by Robert Washburn

In markets across the country, including Iowa, the number of buyers is more than the amount of homes for sale. As such, the market has been competitive, making the need for buyers to stand out. If you want to show sellers that you mean business, you need to get pre-qualified or pre-approved for a mortgage before starting your search. Even if the market is not competitive, it's a great idea as it gives you confidence in knowing your budget.

Freddie Mac lays out the advantages of pre-approval in the My Home section of their website:
“It’s highly recommended that you work with your lender to get pre-approved before you begin house hunting. Pre-approval will tell you how much home you can afford and can help you move faster, and with greater confidence, in competitive markets.”

“It’s highly recommended that you work with your lender to get pre-approved before you begin house hunting. Pre-approval will tell you how much home you can afford and can help you move faster, and with greater confidence, in competitive markets.”

One of the advantages of working with an agent is that they have relationships with lenders who can help you through the process.

Freddie Mac describes the 4 Cs that help determine the amount you will be qualified to borrow:

  1. Capacity: Your current and future ability to make your payments
  2. Capital or cash reserves: The money, savings, and investments you have that can be sold quickly for cash
  3. Collateral: The home, or type of home, that you would like to purchase
  4. Credit: Your history of paying bills and other debts on time
Getting pre-approved shows home sellers that you're ready to buy and will significantly speed up the buying process.

Omaha is Home to Great Food

by Robert Washburn

One of the nice thing about living in Southwest Iowa is the close proximity to Omaha and all the great food it has to offer.  Every year, TripAdvisor.com lists the best restaurants in America and has rated over 1000 restaurants in Omaha.  Here's a few from the top of the list that will make it worth the drive.

Orsi's Italian Bakery & Pizzeria

For almost 100 years, Orsi’s Italian Bakery & Pizzeria has been making the best Italian food in Omaha. You find all the best Italian favorites here, from pizza to calzone to sandwiches. Even though Omaha has changed over the years, Orsi's has not.

Block 16

Alton Brown of the Food Network says their Garcon Burger is the best burger in the country. Block 16 features imaginative dishes like Duck, Duck, Goose Fries, which is pulled roasted/barbecued duck on a bed of crispy fries. Wash it all down with a hard pear cider and you're set for an unforgettable dining experience.

Drover

We certainly can't leave a great steakhouse off this list.  Omaha is known for its steaks and Drover is the place to eat them. You can't beat the whiskey-marinated filet mignon. And if steak isn't your thing, you can go with the chicken, salmon, and shrimp. But in the end, it's the great Nebraska beef that keeps this steakhouse at the top of the list.

Enjoy the Beauty of Mills County Parks

by Robert Washburn

When was the last time you explored the parks in Mills County?  Whether or not if you live in Glenwood or the surrounding areas in Mills County, Mills County parks have great things in store for you, no matter your interests.

If you want the ideal place to go for a hike, take some photos, or to just enjoy the beauty of nature, then West Oak Forest is just the park to go to.  Located in the Loess Hills, this park covers 308 acres with forested and hilltop prairie remnants. You can hike to the top of the 1100 ft bluff, or search for endangered species in the park. This area was once inhabited by the Glenwood Culture, who’s earth-lodge sites and burial mounds have been documented within the park’s boundaries.

Pony Creek Park is the only county park that allows camping, with electrical and non-electric sites available for nightly rates, with a nearby playground. You can enjoy the scenic overlook platform and the hiking trails, along with the 82 acres lake that’s perfect for fishing or canoeing.

Mills County Parks have a lot in store for your recreational needs.  Visit their website for a full list of parks.
