Here are some of the “must-haves” we are seeing in home buyers looking right now.

Space for a Home Office

The pandemic saw a huge shift in the way many companies have gone forward in managing their workforce. While some have gone back to the office, many more have embraced working from home. This has created a huge need for office space at home. Buyers today are looking for a designated space for that use. Whether it be an actual office in a home or a spare bedroom that can serve as one. A space that offers plenty of natural light, electrical outlets, and storage options.

Functional & Energy Efficient Kitchen

It’s no secret that kitchens have always been a major selling point for a home, but it’s even more so now. Buyers are looking for functionality in the form of walk-in pantries (81%), workstation sinks (81%), and central islands (77%). Did you know that buyers are also willing to pay up to $5000 more for a kitchen that is created with energy-star appliances? Anything to save on energy costs overall.

Laundry Room

Nearly half of all homebuyers have stated that a laundry room is essential for their home in 2022, with 87% saying it is a “must-have”.  If you’re investing in a new washer/dryer, remember that the energy star appliances will grab your buyer’s attention as well. Adding in cabinets, storage, and a sink- if your budget permits- will only amp up the laundry room’s appeal to your potential buyer.

Outdoor Living Space

It is a natural extension of your indoor space and allows for great entertaining as well. Decks, patios, gardens that accommodate outdoor seating, fireplaces, outdoor kitchens and BBQ, pools, and more. Creating your own entertaining area is the goal.

Guest Suite

Guest suites can serve a multitude of purposes. The obvious for hosting your guests, but also for aging loved ones, an au pair or nanny suite or extended family. Today’s guest suite includes a large bedroom and sitting area and a full bath. Also, a closet with extra storage options for long-term guest stays.

Mud Room/ Drop Zone

A great mudroom/drop zone incorporates a place for everything! Racks for coats, backpacks, purses, and more. Shelves for shoes and to unload. Pet area. A place for muddy and winter boots. And complete organization when a family or friend enters your home.
